Do not be fooled at first (1 year) Rosen was on top of everything, after that they descended to at best mediocrity.\nThey seem not to know Illinois Condo Act very well.\nThis review talks about two employees not the entire orginization. \nThey are hostile to almost all inquiries. Their billing information is at best not well explained. I showed it to an accountant and several other people and they could not figure it. Bottom line is you pay what they say you are owed. If questioned they tell you to go online and that makes it as clear as mud. Other people in the association has the same issue but the best we get is to go online and that just doesn't make it.

I wanted to commend Rosen on a job well done. I live in a building that they manage, and was repeatedly smelling a horrible odor whenever it rained. Our manager at Rosen meticulously went through all of the steps to try to locate the smell. First they started with the obvious, rodding the drains in the building. When that didn't get rid of the smell, they hooked all of the residents at the building up with the cell phone of the plumber so that we could call him directly as soon as we smelled it. The problem the plumber kept encountering was when he would get there, the smell would be gone. With our manager's help, we were able to get the plumber there when it smelled. He ended up locating the source of smell and repairing the issue the same day.\r\n\r\nRosen has always been incredibly responsive and helpful whenever we have a problem. Our manager goes a step above and beyond to ensure we are happy and that the building is taken care of.

Our 17 unit vintage condo building that is small in size but big in terms of major projects and our management company and property manager have managed over $300,000 in capital improvements including a new roof, major masonry work and new roof-top decks in a year long project. Our manager is a hard worker and very responsive which is a dying asset with most property managers we have worked with in the past. He is determined and sticks with an issue from start to finish. We enjoy his effort and pleasing sense of professionalism and highly recommend him based on his spirit and thorough skill set. They have managed my Association for the last 5 years and we are completely pleased with the company. They have helped us with several major improvements along the way, but never forget the day to day items. Our building and grounds look better now than they ever did before, and that is due to the frequent property walks, follow up, and organization and by our managers. \r\n\r\nOur Board meetings are organized and guided, as our manager always comes prepared. Rosen manages my condominium building. They are responsive to our needs, and give enough followup but sometimes take long on turnaround of certain issues. They are usually available when contacted but sometimes it takes a while to hear back. Not sure if we're getting what we paid for, but they seems pretty good regardless.

Rosen calls itself a management company, but I have yet to see them manage anything at my property. They have to be getting kickbacks from the contractors and suppliers because they seem to hire the most incompetent in the city. Don't expect to see any results after you report a problem. It is impossible to speak to a property manager and it usually takes at least 5 calls to see any type of a response. I cannot recommend Rosen to any property owner.

Chic:\r\n\r\nObviously you do not understand the concept of property management based on your statement. \r\n\r\nFirst, the property manager of your building never is allowed to give herself/himself a raise. Second, rates go up everywhere for the cost of running a business. This means the cost of paper, phone service, gas mileage to go to your building, etc. The manager's salary, especially when she/he is working a portfolio, is not based on only on your building. If your statement was true, your Association's Board of Directors would have realized it and canned the management company.\r\n\r\nYou obviously revealed in your complaint that you wanted too much done for YOUR unit and there are limits to that except if the building was causing some kind of destruction to your unit. \r\n\r\nI advise you to hold off of your harsh complaints toward Rosen. They manage over 200 Associations and seem to keep pumping in more Associations. \r\n\r\nTake my advise from a property manager who managed all sorts of buildings over past eleven years. Give Laura a break. She most likely can teach you something rather than take something away from you.\r\n\r\nReddog\r\n\r\n

I ask to see the President of the Company, Randy Rosen. Before I can sit in a waiting chair comfortably, Mr. Randy Rosen is right there greeting me with an open hand to shake my hand. He spent one hour and forty-five minutes with me answering my questions.\r\n\r\nOur condominium building of over 45 units has been in serious trouble for the last eight years - financially and legally. We know that our Declarations and Bylaws are out dated and we do not have a set of Rules and Regulations for our Association. Mr. Rosen advised me as a Board President that we should hire an attorney. He recommended the Board of our Condo Association a fairly reasonable attorney who has valid Illinois Condo Law Experience. \r\n\r\nI feel compelled to tell you that I have released my stress by 90% thanks to Debbie Accardo (sp), who told me that she has completed a garbage rebate ( two years back) for our Association and explained in detail the step procedures in filing our Association with the State of Illinois. None of this was done by our previous management company and the previous Board of the Association when it was self-manageed. I have been so impressed with Rosen Management . I wish that I can display my compliments in the Chicago Sun-Times.\r\n\r\n\r\nAl

The most unprofesional and rude ""business"" I have ever dealt with.\r\n\r\nIf you do not have any issues or rent a unit as a Landlord, you will not know how horrible they will treat you when something happens. Be prepared to be spoken to as if you did something wrong and are a bother. For EVERY question. It is my right as a condo owner to discuss my properties. I was treated as if I was out of line...they ignored my emails, and then was told they will not respond to me again. Mind you, I've never had to deal with them in the past but, boy, when I had to, it was pure shock at the lack of tact.\r\n\r\nI am in the business world and have never been treated with as much disrespect and unprofessionalism. If they are burned out, get of the business.\r\n\r\nSince they have managed my building forever, I believe they think they own our building, not realizing we pay for their services. The people who work for this company are incompetent, lazy and evasive. Rosen is supposed to take care of the condo building I live in 24 hours a day, seven days a week with an emergency line. Problems that occur outside of normal business hours, such as on the weekends, though are rarely addressed in a timely manner or at all. Our building had no hot water for 72 hours because the hot water broke on Saturday and they didn't begin addressing it until Monday when the office opened up. I have personally called the emergency number and have been met with rudeness. One person said he would not address a problem because I was the only one who called about it, implying that I perhaps imagined the icy-cold water streaming out of my faucets. He also said he would make me pay for the double-fee that the building would incur by bringing a plumber out on the weekend. To top it off, he ended the conversation by saying he would not send anyone over unless I was home to let them in the building (I was out of the building at the time, and he knew this.). Basically, this guy semi-yelled at me and tried every excuse possible to not address a very big problem on a weekend. Calls to the company during the week also are useless. Brain-dead secretaries answer the phone and refuse to transfer you to your building's representative because that person is always occupied when you call about a problem. Emails to the company go unanswered. Mass communications to the residents in the building are rife with spelling and grammatical errors, which is simply further proof that 1) this company does not care about quality and 2) the people working there really are sub-par. If your condo association is considering hiring a management company and you are looking into options, do not consider Rosen Management at all. They will waste your time and money.

Other members of the board had tried to get these questions answered but were always brushed off with a dismissive ""it's being taken care of"". I had called to follow up on an email I had sent listing the documents that the board needed as well as some crucial questions about our financial situation. This new manager put me through to the owner who proceeded to tell me that he wasn't going to waste his time answering my email because he'd already discussed it with the other board members. When I tried to explain that we were all confused and would really appreciate some information, he starting yelling ""I'm not going to go into it with you!"" several times, until I finally had to hang up the phone. This may sound like an exaggeration, but I assure you it really did happen. I have never been spoke to like this in my life. The other board members were not shocked when I told them, because I guess this sort of behavior has been unleashed upon them in the past. Please believe me when I say run as far away from Rosen Management as you can. \r\nP.S. I would have given them 0 stars if it were possible on Citysearch.

I wish I liked Rosen Management, but I also wish that my monthly assessment went to something...anything. I have been living in my building for two years, and because they mistakenly charged me the wrong assessment amount since I moved in my assessment increased almost 20% this year. Ouch, considering that my building is dirty. How is it dirty, you ask? Let me count the ways... \r\n\r\nFirst off the snow removal is inconsitent (ok, not really dirt, but whatevs). Some days he's right out there, others it will take two days for it to be cleared. Like this weekend when my whole family was visiting for Easter. Secondly, the floor of the front entrance is nasty dirty. It's black and white tile, or should be anyway. It's more gray and black. And if you look at the edges of the floor by the baseboards, there are lines of dirt piles from where the mop pushed the dirt into the corners. YUCK!\r\n\r\nThe basement has flooded numerous times since I moved in. While they plugged the drain, water still leaks from a wall that they have been told about, but won't do anything about until they get cost estimates for the repair. This issue has been going a year. BTW, because of the flooding, the storage lockers are black at the bottom with mildew and mold.\r\n\r\nFinally, and this may be why I'm ranting now, our hot water went out this morning for the second time in a year. Because we have a ""vintage"" hot water heater, it will take a minimum of 2-3 days to repair while we wait for parts to be shipped in. Awesome.

i've lived in a unit managed by rosen for more than 3 years - and i have also served on the board during this period. my main observation is that they are extremely slow in attending to repairs, whether small items (e.g. lights needing to be replaced) or large items (e.g. masonry work). timelines are consistently not met, with poor explanations for the delays. despite having a ""senior property manager specialist"" assigned to our building, i don't have a general sense that this person is actively involved in helping us to take care of our building. i would not recommend them to anyone.

I strongly agree with thetruth60614, I have been through hell recently because of Rosen Management. I live in a condo managed by Rosen Management Services. They do not respond to phone calls or call back, they definitely do not work 24/7. Their staff is extremely arrogant and unprofessional. They keep increasing assessments and a week long project to fix the front entrance of our condo building took 16 weeks to complete and we had to live with the noise and dust coming into our homes for that long. They closed the front entrance for 2 months and caused inconvenience to senior citizens, school children and visitors who were forced to use the rear exit.

They do not respond to phone calls or call back, they definitely do not work 24/7. Their staff is extremely arrogant and unprofessional. They keep increasing assessments and a week long project to fix the front entrance of our condo building took 16 weeks to complete and we had to live with the noise and dust coming into our homes for that long. They closed the front entrance for 2 months and caused inconvenience to senior citizens, school children and visitors who were forced to use the rear exit.

Our association has been through a couple of different managment companies and this one by far is the best. they use their long standing relationships with great vendors and get us great deals. they do weekly walkthroughs and recommend areas that need improvement to avoid problems on a larger scale. they have assisted our association with some large financial issues. our property manager and assistant are wonderful and responsive. their staff is kind, patient, and experienced. they are on-call 24 hours, 7 days a week for emergencies. i give them my highest recommendation.

Problems with the complex are reported, but they are not fixed. When something does get fixed, it rarely gets fixed right. We are often charged exicsive amounts, because they do not shop around for quotes or have a good working relationship with local contractors in the area.
