B&H have been our Owners Assn Management company for two years. Jean and Allison work hard and take good care of our owners and keeps the board in "the loop" always. We interviewed 3 companies when we were changing and although they are not the cheapest, they answered all our questions well and gave us confidence that they could handle our culturally diverse neiborhood. They have proved themselves many times over.

I have lived under the management of this company for over two years and they have not fixed anything except a heater which proptly broke again and has not been fixed since.

I gave them a list of broken items at move in... no repairs were made.

I gave them a shortened list of the most serious items like "heat", "stove", "screen", "toilet", and they replaced the heater about 2 months later. Then it proptly broke again in less than a week and they haven't fixed it since.

I gave them a list of items to fix again at both of my yearly inspections and asked why things were never fixed. They just lied and said they would get them fixed right away.

They come through the apartment once per year and do "yearly inspections". This is just a ruse to snoop through your place, but they lie to you and say it is to inspect for things that need to be fixed. It never gets fixed.

I would not recommend for anyone to live in any property that is managed by this company, and if I owned a property I would stay clear of them as a management option.

If anyone from Bluestone and Hockley reads this review, I want to be as clear as possible: "Your company sucks." I'm sure you know you suck, so I'm just stating the obvious here, but as many people need to know this as possible so they can take my opinion into account before signing up to rent through your extremely crappy management company.

Pros: They make other management companies look good.

Cons: They make no repairs and could care less about tenants

I bought a condo two years ago and had the HOA reserves checked before I bought. When B&H took over property management, the funds began to deplete. We have home owners who refuse to pay their dues and instead of forcing payment, B&H pressures all other owners to make up the balance. Now our property has NO reserve left. We are now being forced to pay "special assessments" to cover thier poor management of funds and people. DO NOT TRUST this company. They are scammers.

Cons: Disappearing funds....

Leaving this apartment we have been renting after years of living here. There has been quite a few changes over the past years such as management company changes, multiple property manager changes, etc. The particular place we live in is decent, very spacious, and conveniently located to our daily destinations - those are the parts I will miss. The parts we will NOT miss: rent (although this is actually decent, in this current economy its somewhat tough) and the extremely rude and inconsiderate neighbors that seem to always surround us. If you want to move into a place you're better off renting a house or townhouse so you don't have ridiculous neighbors surrounding you. This includes neighbors who: bump their music SO loud your walls and ground vibrate, loud and obnoxious cars, smokers (in and out of apartments which we didn't appreciate especially with kids around), and those who claim you are in "their parking spot" and make unnecessary rude comments when the parking spot rule has already been eliminated. Since we first moved in we have been needing repairs done and only 1 or 2 things have actually gotten done out of all the things and this was when we had our first management company. Since then we have given up on even trying to get anything fixed because every time we try to contact the management and/or maintenance it seems that the manager or maintenance person changes. Oh, and for some reason during the 2008 year we had a ton of apartment inspections for all sorts of reason...it was quite annoying.

We applied and were denied, it took them a week to come back with a denial. When I called after a week of waiting they said they would call back that day and didn't. I called again the next day and was told they mailed me a letter. The property for rent was way overpriced. I saw mousetraps in the utility closet when I walked through it. My boyfriend thinks they are looking for a certain type i.e. race to change the infrastructure of that neighborhood. We make enough money and pay our bills. Our money is just as good as anyone elses.

Pros: Serving Portland for over 35 years. Member of IREM and MMHA

Cons: We manage only in the Portland Metro Area

.

I work for a vendor for a property that is managed by B&H. Be warned: They are TERRIBLE to deal with. They owe us a great deal of money that is way past due, and when we call about it they are very rude and try to make it sound like it is OUR fault that we let the balance become so overdue. They will avoid calls, hang up on you when you call, and treat you like garbage. When we finally managed to get in touch with the owner of the property that they are managing, he told them to mail us a check, and they sent it to the wrong address (we know they have our address on file because they have sent us payments in the past).

They are not professional and they do not do a good job of managing the properties that have been entrusted to them. This is not the first time we have had problems with them.

Stay away!!

Cons: Rude staff, don't pay bills on time, don't return phone calls

dont rent from them - they are the worst. Simple as that. I have put in MANY requests and they only time I receive contact is when they want money. Will never rent with them again. There are so many more options in this city so I would suggest looking around then renting from them. I have rented in many of my days and they by far are the worst. Since they can't seem to even fill occupancy they should work on just keeping their residents; probaly too much for them though.

They don't even deserve one star.

I have lived in a Bluestone Hockley managed apartment for about two years now. Their staff is very friendly and professional, and I'm impressed with how they have a genuine interest in the needs and well-being of their tenants. They are always responsive and immediately address any issues that arise. If you are considering moving to a Bluestone Hockley managed property, I would jump on the opportunity!

We had a situation arise where our roommate at the time moved out just 6 months into a 12 month lease. We didn't want to break lease so spoke to the management. We were able to transfer out of our larger condo into one more suitable for our size. The property manager was very helpful, keeping in touch as properties came available and being flexible with our needs. This could have very well turned into a nightmare for us but instead was a very positive situation. It's not to often that you find such good service in non-service oriented times.

The property manager was always responsive to my questions, concerns, and comments. My schedule did not always allow me to meet the property manager during normal business hours, but the property manager was always flexible with her schedule. Also, due to unforeseen circumstances, I had to move out prior to the end of my lease. The property manager worked with me to find a renter immediately, which saved me a bunch of money. Overall, I was extremely pleased with Bluestone.

Over the last eight years I have had Bluestone & Hockley as managers several times. Each time they have done their best to make the moving process as easy and quick as possible. They've always been very flexible and understanding.

I was out of town for a couple of days on business. When I returned home my fridge & freezer had died (along with all my groceries, argh). I contacted the Bluestone & Hockley main office (at about 10:30 am) to request repair or replacement. Upon return to my apartment that same evening, I found that the refrigerator had been repaired and B&H gave me $50 Fred Meyer gift card for my troubles. WOW, talk about a quick response!

A woman named "Terry" is notoriously rude and nasty and must be the most miserable person on the planet, along with other people in the office (not all) who are arrogant and condescending. The company is incredibly greedy, and they don't even have enough class to hide it.

My roommate andI were interested in a property they had in Millwauke. After calling about seven times over a period of three days we FINALLY got through to someone. If that wasn't annoying enough...we tried to schedule an appointment to view and as we were ending the person informed us that they didn't accept cats a that location. We said "Oh," (though the house had a HUGE yard). The person on the phone said "I'll cancel your appointment" and hung up on us. I called back and asked if they had a website or a list of properties. The woman I was talking to (same from before) said "No." and hung up on us AGAIN!! If they're this bad to POTENTIAL renters....imagine how they'de be when you're living there!!

We were recommended this firm by a friend for commercial property. After a brief phone conversation with one of the partners we decided to go elsewhere as the tone was condescending, rude and uninterested.
